ADDITIONAL NON-OPTIONAL FEES AND CHARGES
PRE-TENANCY FEES (ALL SERVICE LEVELS)
Arranging and facilitating statutory compliance, if not provided on instruction or undertaken by the landlord:

START OF TENANCY FEES
Set-up Fees: £450 (Inc. VAT) per tenancy. Referencing for up to two tenants (ID checks, Right-to-Rent check, financial credit checks obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the signing of the tenancy agreement. *One off fee for managed properties
Deposit Registration Fees and prescribed Information to tenants: (where collected): £75 (Inc. VAT). Register landlord and tenant details and protect the security deposit with a Government-authorized Scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the tenancy start date.
Inventory Fees: See attached Schedule. Dependant on the number of bedrooms and/or size of the property and any outbuildings.
Landlord Withdrawal Fees (before move-in): £540 (Inc. VAT) per tenancy. To cover the costs associated with the marketing, advertising and tenancy set-up should the landlord withdraw from the tenancy before it has started.
DURING TENANCY FEES
Additional Property Visits: £100 (Inc. VAT) per visit. Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property.
Renewal Fees: £300 (Inc. VAT) per tenancy. Contract negotiation, amending and updating terms and arranging for the signing of a further tenancy agreement. *Included in the Full Management service
Landlord agent change fee (during tenancy): £540 (Inc. VAT) per tenancy. To cover the costs associated with advising the tenant on the change and the position of the security deposit, transferring the security deposit to the landlord or new agent, notifying all utility providers and local authority (where necessary) and returning all relevant documents held by the agent to the landlord. This does not apply to a Tenant-Find service.
END OF TENANCY FEES
Check-out Fees: See attached Schedule. Dependant on the number of bedrooms and/or size of the property and any outbuildings.
Agree with the tenants check out date and time appointment Instruct inventory clerk to attend
Negotiate with landlord and tenant any disbursement of the security deposit Return deposit as agreed with landlord and tenant to relevant parties
Remit any disputed amount to scheme for final adjudication Tenancy Dispute Fee: £150 (Inc. VAT) per tenancy.
The costs associated with the preparation of all evidence and submitting the case to the tenancy deposit scheme as well as dealing with all correspondence relating to the dispute. This only applies where the agent has protected the deposit.

Court Attendance Fees: £500 (Inc. VAT) per day.
FINANCIAL CHARGES
Submission of Non-Resident Landlords receipts to HMRC £150 (Inc. VAT) per person. To remit and balance the financial Return to HMRC on both a quarterly and annual basis.
OTHER FEES AND CHARGES
Vacant Property Management Fees: £100 (Inc. VAT) per visit
To cover the costs associated with visiting the property to undertake visuals checks on the inside and outside at a frequency mutually agreed with the landlord

Tenant Fees & Charges
EXISTING ASSURED SHORTHOLD TENANCIES (AST) – SIGNED ON OR AFTER 1 APRIL 2019
Holding Deposit
One week’s rent. This is to reserve a property.
Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 7 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security deposits
Capped at five weeks’ rent where the annual rent is less than £50,000 and six weeks’ rent where the annual rent is £50,000 or
more.
Unpaid Rent
Unpaid Rent Interest at 5% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys and any damage to the premises will be charged to the tenant. If extra costs are incurred there will be a charge of £25 per hour (Inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenant’s Request)
£50 (Inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation
and execution of new legal documents.
Change of Sharer (Tenant’s Request)
£50 (Inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination (Tenant’s Request)
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Renewals
11% plus VAT (13.2% Inclusive) of agreed rent. This fee, 11% plus VAT (13.2% inclusive) is due for all subsequent renewals of the Tenancy and is payable annually in advance on or before the start date of the renewal.
